FIRE RISK ASSESMENT 
 
Why should I have a Fire Risk Assessment? 
 
You need a Fire Risk Assessment for several reasons: 
✦ To ensure you do not harm or injure anyone in the event of fire 
✦ To reduce the risk of fire to the absolute practical minimum 
✦ To ensure your insurance company will pay a claim up in the event of fire 
✦ To comply with the Regulatory Reform (Fire Safety) Order 2005. Failure to comply can lead to a fine or a maximum of two years imprisonment. 
 
Does the Fire Safety Order apply to my business? 
 
The Regulatory Reform (Fire Safety) Order that became law in October 2006 affects all non-domestic premises in England & Wales. You are required to have a Fire Rsk Assessment if you are: 
 
1. Responsible for business premises 
2. An employer or self-employed with business premises 
3. Responsible for a part of a dwelling where that part is solely used for business purposes 
4. A charity or voluntary organisation 
5. A contractor with a degree of control over any premises 
The fire risk assessment must be recorded in a written format if your business employs 5 or more people.

Does my business comply with: The Regulatory Reform (Fire Safety) Order 2005? 
 
The new Regulatory Reform (Fire Safety) Order, effective from 1st October 2006, applies to all non-domestic premises in England and Wales and requires that: 
 
1. A responsible person is appointed 
2. The responsible person at any premises must have a suitable and sufficient fire risk assessment 
3. All staff have adequate fire safety training 
4. A system for effective monitoring is in place 
5. A systematic review of each fire risk assessment on a regular basis 
 
Who is a responsible person? 
 
This is the person who owns the premises or business or the person with control over the premises, business or activity. Failing that or in addition: 
 
1. A person with overall management of a building 
2. An occupier of premises, owner of premises (i.e. empty buildings) 
3. Landlords (multi occupied buildings) 
4. Where two or more persons share responsibility (e.g. tenant/landlord, multiple tenancy building or adjacent premises) the responsible persons must co-operate, share information and collaborate to provide measures. 
 
Who does the Fire Risk Assessment? 
 
Your Fire Risk Assessment will be carried out in accordance with PAS 79 (the recommended methodology of the IFE and BSI) by a fully qualified fire officer with a minimum of 15 years experience in the fire service. All our Fire Risk Assessors are Graduates of the Institute of Fire Engineers (IFE) and have passed a Fire Risk Assessors course that is affiliated to the IFE. We understand the legislation inside-out, and so know how best to implement it and make it work for your business. 
 
How long will the Fire Risk Assessment take? 
 
How long the risk assessment takes is dependent on the number of staff at the premises, approximate floor area, the nature of your business etc. Before we give you a quote one of our experienced fire risk assessors will discuss this in detail with you. 
 
How much will a Fire Risk Assessment cost?

Risk assessments start from £150. 
 
The cost of your Risk Assessment depends on the number of staff at the premises, approximate floor area, nature of the business etc. Before we give you a quote one of our experienced fire risk assessors will discuss this in detail with you. For example a small office, shop or communal area in a block of flats will cost £150. A small hotel with 20 rooms will cost £350. 
 
We offer discounted packages for any organisation booking a Fire Risk Assessment in combination with any Fire Safety Training course. All registered charities will receive a 10% discount. 
 
What will the report include? 
 
Our easy to understand reports will not blind you with science or bore you with jargon. Each report includes an Action Plan which details all risks, their significance, recommending specific action and timescales. 
 
Our reports are concise and comprehensive, leaving leaving you safe in the knowledge that your business complies with the Regulatory Reform (Fire Safety) Order. We aim to have your report to you within 2 working days. If you have any questions we will only be too happy to help. 
 
What information will I need to provide? 
 
In order to assist with your Fire Risk Assessment we would ideally need to see the following information: 
 
1. Site Fire Policy 
2. Site Plans 
3. Copy of the previous fire risk assessment 
4. Fire Extinguisher, Alarm, Emergency Lighting test records 
5. Staff Training Records 
6. Details of Hazardous Substances 
7. Details of Flammable Substances 
8. Electrical Test Records 
9. Plant Maintenance Programme and Records

Why should your staff be trained in Fire Safety 
 
The Regulatory Reform (Fire Safety Order) 2005 made it a legal requirement to provide all staff with adequate fire safety training on induction and at regular intervals thereafter. The Fire Safety Order is enforced by the local Fire Authority and failure to comply with the Order can lead to a fine or a maximum of two years imprisonment. There is also a risk that you may be liable for damages if staff do not receive fire awareness training and they injure themselves or others in a fire, for example by using a water-based fire extinguisher on an electrical fire or blocking escape routes. 
 
Which members of staff need to have Fire Safety training? 
 
If you are an employer, business owner or are in control of premises, the Regulatory Reform (Fire Safety) Order 2005 states that you 'must ensure that your employees are provided with adequate safety training'. This means that it is law to train every member of staff, including any causal staff and ensure that any external companies (i.e. Security Firms) are also trained in Fire Safety. 
 
If all staff are trained in Fire Safety do I need to have Fire Marshals / Wardens? 
 
Yes, the Regulatory Reform (Fire Safety) Order 2005 states that you must have a sufficient number of competent people to perform evacuation duties as well as ensuring that the fire safety systems in your premises are fully functioning. 
 
Who needs Fire Marshal Training? 
 
The Regulatory reform (Fire Safety Order) 2005 requires the responsible person of an organisation to employ a nominated individual/s to assist in the everyday management of fire safety. Research has proven that an authoritative figure will increase the time reactions to alarms and evacuation procedures. 
 
Nominated individuals with specific responsibilities regarding fire safety must be provided with the relevant training. The most common and best recognized fire safety official is the Fire Marshal or Fire Warden. 
 
 
How many Fire Marshals do we need? 
 
Your Fire Risk Assessment will determine the number of Fire Marshals / Wardens needed. The Regulatory reform (Fire Safety Order) 2005 states that you need to have one person who is nominated and trained in the use of fire extinguishers and also trained to assist with evacuation procedures. 
 
The number of Fire Marshals that you need will depend on factors such as the size of the building, the type of work undertaken, the number of staff that you employ, the structure of the building, the number of floors etc. If you work in a small unit with 1 floor, you may only need 2 but if you are on a big site with several multi-storey buildings and run 24 hours a day then you will need to ensure you have cover for each floor and building for all of the shifts, accounting for lunch breaks, sickness and holiday cover.

How much will it cost? 
 
Fire Safety Training courses start from as little as £200 per session. Up to 12 people can attend. We offer significant discounts when Fire Marshal Training is booked in conjunction with other training courses or a Fire Risk Assessment. 
All registered charities will receive a 10% discount. 
 
How long do the training sessions last? 
 
The usual duration of a Fire Safety Training course is approximately 2 hours. Fire Marshal courses last an additional hour and include working with fire extinguishers.
